Rainwater on Veteran’s Lane


Set to be Ontario’s first mass timber condominium, Rainwater on Veteran’s Lane is a 5-storey residential development with townhomes and underground parking. The developer, Sean Homes, is known for their commitment to low-energy, sustainable housing and this site is no different featuring geothermal heating and cooling along with mass timber.

The innovative prefabricated structure was fully modelled in 3D for shop production and features a hybrid system combining cross-laminated timber (CLT), glulam, and cold-formed steel (CFS). This novel system that is scalable to many more storeys and is designed to withstand gravity and seismic loads. The project was awarded by Natural Resources Canada (NRCan) GCWood program for its practical, repeatable approach. The project also introduces new prefabricated, thermally broken hung balconies which will make Rainwater a fully prefabricated building structure once it is complete.

Moses Structural Engineers is working closely with Laval University and McGill University to further advance the technology in this system.
