Fieldgate Urban and Hullmark submitted the first permit application in Toronto for a 6-storey mid-rise wood building in late 2015. Walking distance to Toronto’s famous sandy beaches, Heartwood The Beach will be part of a community that values its livable neighbourhood and will have commercial retail on the ground level and condominiums above. The changes to the Ontario Building Code in 2015 made this all possible for a site with very strict limitations on building height, floor-to-ceiling heights and setbacks.

Together with Quadrangle Architects Ltd. we developed a hybrid concept for the structure using mass timber to increase the span-to-depth ratio of the standard floor plates. The concept is based on our joint experience in prefabricating large components off-site to speed up installation on site and reduce overall construction time. Tasked with developing a solution that provides suite owners the option of exposed solid wood wall or ceiling elements, the structure had to be designed with appropriate consideration of acoustics and fire performance.
