Rainwater Project Recognized with City of Barrie Mayor’s Innovation Award

Moses Structural Engineers is proud to congratulate our client, Sean Mason of SEAN.ca, on receiving the City of Barrie Mayor’s Innovation Award in the category of Research & Innovation Contribution for the Rainwater project.

Rainwater on Veteran’s Lane is a 5-storey residential development in Barrie, Ontario, with townhomes and underground parking. Set to be Ontario’s first mass timber condominium, the project reflects SEAN.ca’s commitment to low-energy, sustainable housing through its use of geothermal heating and cooling, mass timber, and prefabricated construction.

The Mayor’s Innovation Awards recognize researchers, entrepreneurs, and innovators whose work has made a meaningful impact within their business or sector while engaging knowledge users throughout the process.

Rainwater is a strong example of that spirit of innovation. The project features a hybrid prefabricated structural system combining cross-laminated timber, glulam, and cold-formed steel. Fully modelled in 3D for shop production, the system is designed as a practical and repeatable approach that can be scaled to many more storeys while supporting gravity and seismic loads.

The project also introduces new prefabricated, thermally broken hung balconies, helping advance Rainwater’s broader vision as a fully prefabricated building structure once complete. Moses Structural Engineers is also working closely with Laval University and McGill University to further advance the technology behind this system.
